Project Brief
The Accord group recently purchased land - 289 Flinders St, Adelaide SA 5000 (Refer to Appendix 1.
Construction Site). All the associated fees with the land purchase have been paid in full. The Accord
group plans to build a new fully serviced commercial building - Ground Floor (lobby, reception, and
offices) and First Floor (office and library-type lobby) with a flat roof (Refer to Building Drawings and
BIM Model). Currently, a conceptual design has been finalised and the construction site has been
cleaned up and ready for construction (demolition of existing buildings has been completed). An
initial budget for this project has been estimated at $2.5M. The Accord Group is keen on having
some sustainable attributes in the building. In addition, they would like to maximise the use of the
initial budget, $2.5M. Based on the conceptual design and an initial budget, a project manager plans
to conduct a basic feasibility study for this project whether additional sustainable attributes are
possible within $2.5M. The feasibility report would be expected to include the following information:
• Initial Cost Plan (Refer to ‘Appendix 2. Cost Plan’; CostX or other tools are allowed to use)
* Note: Please utilise Rawlinsons Construction Cost Guide.
• Market Analysis (a study of the market for an office building development); Minimum 1000 words
• Recommendations (within the estimated budget); Minimum 2000 words
- Feasibility of this project with the estimated budget
- Possible sustainable attributes for the building design (At least Three Attributes)
- Most suitable Project Delivery Method (Contract Type)
- Any Development Issues (e.g. ADL Development Planning Regulation)
More importantly, the Accord Group has strongly addressed the following requirements to a project
manager.
• Utilisation of prefabrication for the building systems (HVAC) installations.
• Up-to-date As-built asset information for Facility Management (operation and maintenance), and
future retrofit and/or refurbishment after the completion of construction.
The report would be expected to be realistic based on the initial concept design and budget. It is
vital for you to explain how you come up with your conclusions and recommendations in the
report. (e.g. Explain why a certain contract type is the most relevant, or Explain why the selected
sustainable attributes are relevant and feasible). If you make a recommendation or conclude your
feasibility study based on assumptions and/or analysis, it must be clearly explained in the report.
